Title & Abstract Search
Our experts focus on creating and managing a Chain of Title for our clients, which is crucial in the closing process. We offer Current Owner, 2 Owner, Date downs, HELOC (Legal and Vesting) searches nationwide. Our goal is to improve cost-effectiveness, process efficiency, profitability, turnaround time, and accuracy for our clients.
Full Search
The search encompasses all names in the chain of title and discloses any liens and judgments for both current and previous owners. The names are checked for general liens, such as judgments and federal tax liens, for the entire statutory period relevant to the state.
Limited / One Owner Search
A search must be conducted going back to the Full Value Deed (FVD) and reviewing each deed in the chain recorded since the FVD to verify that the title passes to the current owner of record.
Two Owner Search
A search is conducted going back to the two FVD, and each deed in the chain recorded since the FVD is reviewed to verify that the title passes to the current owner and the owner of record.
Gap Search / Bring Downs / Date Downs
An additional title search is conducted to ensure that no adverse information has been recorded in the real estate records since the original search and the recording of the deed or mortgage. The taxes are also updated with the most current information available.
