Update Search
A search from the effective date of a prior title exam. To be considered an update, the search must be no older than 12 months or have transferred to new ownership. The update will report any new activity affecting the real estate since the effective date of the last exam.

2 Owner / 24 Months Search
A search of public records from the execution date of the deed from the second owner back of record for the subject property forward and complete information from the deed, including legal description as reported, along with reporting complete information on open mortgages, judgements, federal tax liens, pending suits, real estate taxes, out sales and any matter affecting the subject of real estate.

A search of public records from the execution date of the deed from at least 30 years back for the subject property forward and complete information from the deed including legal description as reported, along with reporting complete information on open mortgages, judgements, federal tax liens, pending suits, real estate taxes, out sales and any matter affecting the subject of real estate.
40 Year Search
A search of public records from the execution date of the deed from at least 42 years back for the subject property forward and complete information from the deed including legal description as reported, along with reporting complete information on open mortgages, judgements, federal tax liens, pending suits, real estate taxes, out sales and any matter affecting the subject of real estate.

50 Year Search
A search of public records from the execution date of the deed from at least 50 years back for the subject property forward and complete information from the deed including legal description as reported, along with reporting complete information on open mortgages, judgments, federal tax liens, pending suits, real estate taxes, out sales and any matter affecting the subject of real estate.
